Variance

Whenever you want to do something with your property that will violate a zoning ordinance, you must first obtain a Variance. For example, you own a property and you want to change its use but doing so will violate local zoning ordinances. Perhaps you own a property in a residential area that you want to use for a commercial purpose. Or, perhaps you want to put an addition on your home but doing so will violate the set back rules of your town’s zoning ordinance. In both instances in order to obtain the permission necessary to deviate from the existing zoning ordinances you will need to obtain a variance.

The Application for a variance can be obtained at your local zoning office. The zoning office is usually located in the township or municipal building. You will need to complete the application, attach any fees that may be required and return it to the zoning office.

Next, you will be notified of a hearing date when you can go before the zoning board and explain what it is you want to do, why you want to do it and how you plan to accomplish it.
